About Mortgage Lender Index, and where every figure comes from
This site counts what two public records say about mortgage lending where you live: which lenders lent in your county last year, what their borrowers paid, how often each said no and why, and which bank branches are there and which closed. It sells nothing, it is paid by nobody, and it cannot quote you a rate.
What it is not
- Not affiliated with the CFPB, the FFIEC, the FDIC, or any lender or bank. Nobody here is connected to a regulator or to any institution named on the site, and nothing here is endorsed by them.
- Not a lender, a broker or a lead generator. There is no rate quote, no application, no pre-qualification form and no referral anywhere on this site — deliberately. The only form is the one that emails you when a page changes.
- Not a rate. A median here is what a lender’s borrowers in a county actually got last year. What you will be offered depends on the loan, the property, your credit and the market on the day, and only a lender can tell you.
- Not advice. It is a count of a public record. Whether a lender is right for you is a different question, and this site does not answer it.
Where the figures come from
- Lenders, counties, rates, denials — the Home Mortgage Disclosure Act loan-level file, published by the Consumer Financial Protection Bureau through the FFIEC. Every covered lender must report every application it receives: 13.5 million rows for 2025, from 4,660 lenders. This site reads all of them, one state at a time, and keeps only the counts.
- Banks and branches — the FDIC Summary of Deposits, an annual census of every insured bank branch as of 30 June, and the FDIC institutions directory for each bank’s balance sheet.
- Deposit rates — the FDIC’s monthly national rates and rate caps.
All three are works of the United States federal government and are in the public domain. None required a key, a login or an agreement.
The rules this site follows
- A median over fewer than 10 loans is not shown. It is a number with no meaning and a real person’s rate half-exposed. Those cells say “under 10 loans”, and the count is still published.
- No loan is stored, and no page traces back to one. The file is counted as it streams past and only the counts are kept. Nothing on this site names a borrower, a property, an income, a race, a sex or an age, and none of those fields is used.
- An absent figure is shown as absent, never as zero. A lender exempt from reporting a rate has no rate here, not a rate of 0%.
- A denial is counted against decisions, not applications. An application the borrower withdrew, or never completed, was not a decision the lender made. The denial share on every page is denials divided by originations, denials and approvals the borrower declined.
- A purchased loan is not an application. A loan bought from another lender was originated by someone else, and its rate is that lender’s, so it counts toward neither.
